How long can you stay?

We keep things as flexible as possible:

From December through to mid-February, it’s just a 2-night minimum, perfect for a cosy winter break.

(Christmas & New Year are a little different; we ask for at least 4 nights.)

Outside the winter months, we ask for:

3 nights midweek (Mon–Thurs)

2 nights at weekends (Fri–Sun)

During peak summer (mid-July to the end of August), it’s a 3-night minimum all round.

Rates per Night
Our prices vary throughout the year and adjust with demand, but here’s a guide:

Winter (Nov–Feb): from £135 per night

Spring (Mar–May): from £150 per night

Summer (Jun–Aug): from £190 per night

Autumn (Sept–Oct): from £160 per night

Festive Stays Christmas & New Year: from £220 per night (minimum 4 nights)

Dog-Friendly

We welcome up to 2 small/medium well-behaved dogs for a fee of £25 per stay. Please inform us in advance if you’re bringing your dog.

Essential Information

For direct bookings self check-in is via lockbox from 15:00 on the day of arrival.

Joanne will be in touch with all the details once your booking is confirmed.

Check-out is by 10:00 am.

Terms and Conditions for Booking

By booking our holiday cottage, you agree to the following terms and conditions.

1. Booking and Payment

• To confirm your booking, a 25% deposit of the total rental amount is required at the time of booking.
• The remaining balance is due four weeks before your arrival date. Payments are made securely online via Stripe.
• If the full balance is not received by the due date, we reserve the right to cancel the booking.
• All payments are processed securely, and you'll receive confirmation by email once your booking is complete.

2. Cancellation Policy

• More than 4 weeks before your stay: You will lose your deposit but no further charges will apply.
• Within 4 weeks of arrival: The full rental charge is due unless we can re-let the property. If the property is re-let, we will refund you the amount received for the re-booked period, minus the deposit and any costs incurred in finding a new guest.
• Cancellations must be made in writing (via email or post) to the owner.

3. Guest Details

• For a smooth check-in process, please provide the full names and nationalities of all guests aged 16 or over in your group. This information helps us meet local requirements.

4. Maximum Occupancy

• The maximum number of guests allowed is six. Additional guests may not be accommodated without prior consent.

5. Pets

• We accept two dogs for a fee of £25 per stay.
• The dogs must not be left unattended in the property and are not permitted upstairs or on furniture.
• Guests are responsible for cleaning up after their dogs.

6. Damage and Cleaning

• You are responsible for any damage caused during your stay. Please notify us of any issues immediately.
• The property must be left in good condition and free of rubbish. A cleaning fee may apply if the property is left excessively dirty.

7. Check-in and Check-out

• Check-in time: 15:00
• Check-out time: 10:00
• Late check-out or early check-in may be available by prior arrangement.

8. Liability

• We are not liable for any injury, loss, or damage to you, your property, or any member of your party during your stay.
• Please ensure you have appropriate travel and cancellation insurance for your stay.

9. Privacy Policy

• We take your privacy seriously. Any personal information provided during booking will only be used for the purposes of booking and communicating regarding your stay.
• We do not share your details with third parties without your consent, except as required by law.

10. Amendments to Terms and Conditions

• We reserve the right to amend these terms and conditions at any time. Any changes will be communicated to guests before booking.
